Discipline and Development with Paul Del Pozo

Many of you who’ve started your real estate journeys have realized by now that it isn’t as easy as it seemed. It’s tough to get your first deal, but the real hurdle is finding deals consistently! Paul Del Pozo, flipper and fitness advocate, believes that discipline is the secret sauce to success in any aspect of life, whether that be real estate or bodybuilding. Not only do you need that mental tenacity, but you also need to continue growing in your personal life and business. Let’s talk more about what that’s all about.

The Deal with Discipline
As someone who grew up surrounded by sports, Paul had a realization of the value of discipline. During his youth, he would devote his mind to the three D’s – drive, dedication, and determination. However, when he got into bodybuilding (when the physical aspect started to become a lot easier), it became apparent that these three weren’t enough! There’s a powerful mental aspect that overwhelms the body whenever you don’t feel like doing the work. That’s where discipline comes along, where you continue to push yourself despite not wanting to get up and go. This inner work of cultivating discipline began to flourish more and more in Paul long after his life’s bodybuilding chapter. While he still maintains his physique, his heart still wants to expand, which led him to pursue other projects and business ventures.

Though most of us may not have lived in Paul’s circumstances, knowing the essence of discipline may determine our pursuits’ success. Whether it be working a nine to five, taking care of your family, improving your health, and probably for most of us here, growing your real estate portfolio, discipline is a big deal.

Expanding Your Real Estate Endeavor
Paul’s constant desire to expand brought his real estate game to the next level. Getting his first deal involved knocking on doors and finally finding someone who was about to lose their house in four weeks. It was a proof of concept that he could make money in this space, but the first step isn’t all there is to it. There are so many ways to find deals, and the method you’ve used the first time is likely not going to work all the time. For Paul, it took him months to find the next one. Luckily, he had that discipline in him and learned what he could improve. That’s where he began to develop his own system to locate deals much easier.

In Florida, in addition to knocking on doors, he tried doing mails as well. While that worked for some time, he had to move to California, miles away from his leads. But that didn’t stop him. He looked at what he could do and realized that he could still chase them back in Florida via phone! Obviously, he’s not going to be going back and forth, so how did solve the distance problem? He got a business partner in Florida to help him check the properties out or close deals! Easy as that.

From then on, the long-distance method expanded. Paul thought that if he could do this from 3000 miles away, what’s stopping him from getting someone to do it from 7000 miles away? Now, he has a completely virtual team to fulfill the various responsibilities of the business. He has a lead manager and an acquisitions manager from different places, with one of them from overseas!

If you’re looking to build a team yourself, you need to hire the right people. Since you’re likely never going to meet face to face, they need to be able to take ownership and be accountable for their actions. You can teach anyone the skills, but attitude can’t be forced through any training. Make sure that those you hire love and care what they’re doing.
