A Broke Real Estate Investor with Todd Fleming

If you don’t know what wholesaling means and have been hesitant to look it up on Google, don’t worry. It’s simple. You locate a buyer and seller then help them make a deal together. Easy, right?

But how does that help you? You make the numbers work to your benefit, AKA getting paid for the margin in between. For example, the seller wants 20K, and the buyer’s willing to pay 40K. You get the other 20K.

Today, we’re going to look at how former baseball player Todd Fleming got into wholesaling. He’s the co-founder of the Kingdom Real Estate, best-selling author of If You Can’t Wholesale After This: I’ve Got Nothing For You, and most importantly, he’s one of our mentors! We guarantee you that he understands the problems of a new real estate investor.

Fulfillment Over Money

Todd Fleming had already been through a lot of hoops before he discovered wholesaling. He was just as normal as any average joe when he got into wholesaling.

He was aiming to become a professional baseball player. He was already playing at the collegiate level. However, this dream started to become improbable when scouts said he wasn’t big enough to go pro. Maybe that’s where “Big” from Big Leagues come from, huh? But jokes aside, that’s not an easy thing to go through. You play a sport for your entire life thinking that you’d be doing it forever, and one day, it suddenly stops!

At one of the darkest moments of his life, Todd had to rediscover himself.

But as zen as that sounds, he also had to pay the bills.

He tried selling used cars. Didn’t enjoy it – he was brilliant at the job but hated it to the bone. He went into retail. He got an office job. He did door-to-door sales.

Nothing clicked.

They weren’t scratching his itch. He wanted to build something that had an impact. One last shot, maybe?

He got into day trading — stock market shenanigans.

You’d think he’ll hit the jackpot when we said “one last shot,” but it was still the same for him. He was on the computer for 10-12 hours a day, worrying about every detail in the market. It’s still like being on a nine to five (which he wasn’t a fan of). This wasn’t it.

That’s the point where he started to focus more on what really FULFILLED him rather than what made money.

 

A Gray, Thin Piece of Paper

When his mom came over, a clipping from a gray piece of paper she brought (called a newspaper) caught Todd’s eye. It says that a broker was looking for a real estate agent. They were willing to sponsor whoever got the job. (That means they’ll let a broker hold your license as you take classes and prepare.)

He went to the interview. He got the job.

HE STILL DID NOT ENJOY IT.

But, a small light peeked through. He DID find the real estate space interesting, just not the structure he was in. That’s when he realized that he wanted to be on the investing side. The problem was, he didn’t have any money yet. And we all know that you need money to start in real estate.

 

But do you REALLY need money to be in real estate?

After searching something along the lines of “I’m broke, but I want to be in real estate,” he discovered wholesaling. And that’s where things took off. He found somebody who wanted to sell and someone willing to buy!
