As much as people say it’s “easy” to start in real estate, it’s also just as hard. Some people hit home runs in the first inning but never seem to hit another strike in their later at-bats. This means that you might have gotten a swig of “beginner’s luck” (it’s real, trust us), but for most people, that’s not going to take you far.
Since luck isn’t really something you can control (unless you’re woo-woo like that), it might be good to improve on the things you can control. What are those things? Easy. It’s all in what you know and how you deal with it. In this article, we’ve got Todd Fleming, the co-founder of the Kingdom Real Estate and best-selling author of If You Can’t Wholesale After This: I’ve Got Nothing For You, to shed some light on how to get that first deal. Did we mention he’s OUR mentor? We guarantee you that he understands the problems of a new real estate investor. Don’t believe us? Todd talks about his first deal in the podcast.
The points below are from the fourteenth episode of the Real Estate JAM, where Todd Fleming talks about the common problems his students face, breaking out negative thought patterns, team dynamics, and equipping yourself with the right mindset. “Nothing You Do Can’t Be Fixed.”
This phrase is what Todd said when asked about the first piece of advice he’d give to beginners. Results are results. You can’t control external circumstances like market conditions, the mindset of the people you deal with, or as mentioned earlier, your luck. But what you CAN control is what you do and how you do them. These things are what Todd says you can “fix.”
But what are they?
Good question, but for each person, it’s going to be different! Todd did say that one of the common issues with beginners is their fear of starting, but confidence is not necessarily THE key to a million dollars. (Otherwise, anyone can just jump on real estate, guns blazing, and get instant cash!). Other things matter as well, like finding the right people, knowing how to talk to them, building a small team, handling your funds properly, and many more!
That’s why it’s essential to become a sponge that absorbs as much information as possible! Listen to educational podcasts (like the Real Estate JAM, obviously), read books and online articles, join communities of like-minded investors, and/or find a mentor!
Starting, Taking the Next Step, and Not Quitting
But “knowing” is just one side of the battle. Your heart needs to be into it as well. Sure, it’s a little cheesy, but the pizza of real estate isn’t delicious without it.
You need to commit yourself to this if you want to succeed. Take that first step. Don’t be afraid of the things you don’t know about. Do that Google search. Read up about those unfamiliar words you keep hearing on real estate podcasts. Ask questions. Once you’ve learned a thing or two, try them out! Get those deals.
And, CONTINUE getting those deals. Don’t stop at one, even if you fail the first few times. And when (not “if”) you do fail, don’t be stuck in a victim mentality. It’s better to accept responsibility for your own mistakes. Don’t point at others or the environment. Look at yourself and see what you can do to make things better.
“Nothing you do can’t be fixed.” Learn why you failed. Adapt. Be ready to change. Don’t make the same mistakes again. Take the next step.
